Selling a piece of real estate can be commonplace; a simple process punctuated by signing a few forms. But everyone who has sold real estate knows that's not usually the way it works. Our approach to assisting in the sale of your property is to visit with you, gather information about you and your property, and then offer a professionally prepared proposal for your review. The proposal will offer insight into market conditions surrounding your area as well as information about the property itself.

And this phase is interactive. We want your insight including why you bought and why you're selling. When we agree to move forward, Sperry Van Ness presents your property in the broadest methods of marketing available. While some firms will restrict the marketing of a property to the select group of direct buyers in their own data base, our style is to present it to as broad a base of prospects as possible. This includes our former clients and newly available prospects.

In addition, we present it to tens of thousands of other commercial brokers across the country realizing that no one broker knows all the potential buyers. We want to expose your property broadly to bring in all potential offers. This approach tends to bring in more and higher offers to benefit our seller client.

In a few select instances there is a reason to restrict exposure and ask for notices of confidentiality from other brokers and prospects before releasing information. This is generally where the seller has sound business reasons which could affect their employees, their community or create  competitive pressures. We know that the requirement for confidentiality limits exposure and may not get the best price for our client so we take this approach thoughtfully and after careful consultation with our client.

One of the buzz word terms over the past many years is "tax deferred exchange", or the "1031 exchange". It's not new and it is widely practiced. It's the ability to exchange a currently owned investment property which has earned a significant appreciation in value - subject to capital gains tax - for another investment property, allowing you to roll over all the sale proceeds and defer payment of the capital gains tax.
