If I'm Leasing Commercial Property

Commercial and industrial leasing benefits the property owner, or land lord, as well as the tenant. Our goal in assisting the landlord is to help them create and implement a plan to optimize their cash flow from the property and increase the return on their investment.

In this role, we will conduct research to assist the owner in deciding appropriate rental rates, terms and incentives needed to lease their space as quickly and reliably as practical. Since no two markets, neighborhoods and even buildings are exactly alike, our experience can help the owner understand where their natural fit is in the current market conditions.

In conducting a search for a new tenant we use our own data base of interested parties, but also several outside data bases that are maintained regularly with firms that are stable or emerging, downsizing, or just want to relocate for better space, larger, smaller - and so on. By subscribing to these services we are able to better serve our landlord clients.

We can help the owner of a commercial lease do a tenant screen, assist in negotiating the lease terms and work with the owner's other professionals to secure a good, long term profitable tenant.

When we represent a tenant seeking a new location we will research available space in their target markets, or even help the tenant identify areas that make sense for a relocation based on employee travel time, distribution access, utilities required as well as actual available space to lease.

The tenant is interested in many of the same aspects of the transaction as the landlord - just from another point of view. They want the best lease terms for lease rate, term of length, build out, incentives. We will assist the tenant first in finding the right space and then in negotiating the terms.
