Buying a piece of commercial real estate, whether it be for your own use, as an investment or for future development, is a process deserving of care and attention to detail. You'll consider many points including location, size, price, function, zoning, use limitations, highway access for customers and distribution, suitability for your purpose - and so on. And price is always a factor, not necessarily the most important one. Most buyers find that expert advice is generally needed during different phases of the initial search, due diligence and actual purchase. For this reason we are generally contracted to serve as their buyers agent.

This advice may include legal, engineering, financing, wetlands, brownfields, environmental, architectural and other specialists. While the role of the buyer is paramount, one of the key support people is the broker charged with finding the right commercial real estate for sale, doing basic research, negotiating price and terms and helping to coordinate the most phases with your other experts.

How does your commercial broker serve you? First, they'll help you to firm up in your mind exactly what you want to accomplish. Whether buying a property for use in your business, as an investment property, as an "upleg" in a tax deferred exchange, etc., it helps to talk with someone with prior experience in similar searches.

We both know that the internet is an easy place to start a search and you can discover various properties. Your broker will generally be able to expand on that search. More importantly, they can help you to put your discovered properties into a frame of reference, or competitive market report, with other properties comparing what is important to you. Price may start out being important, but if the property has hidden wetlands issues, improper zoning or use restrictions - there may be a reason for a low price. Your broker will generally be able to discover most of these issues.

What your broker won't do is an engineering study, a title report or areas requiring the services of other experts. But they should be able to help coordinate those activities to bring the project to a successful conclusion.
